Q: Do I have to fill out an application to see your rentals?
A: No, but you do need to make an appointment with the corresponding property manager (we have three).
Q: Do you allow pets?
A: Each property is individually owned and each owner sets the criteria for their rental property.
Q: Do you run credit checks? What do they include?
A: Yes, we run checks on credit, criminal background, employment verification, and previous evictions/rental history.
Q: What is the fee for submitting an application?
A: We only accept money orders; $29 money orders will return reports typically in 2-3 business days and $34 money orders will typically return reports in 24 hours, as long as information is able to be verified.
Q: How many applications do I need?
A: If you are married, you and your spouse may fill out one application, otherwise every individual who wishes to be on the lease will need to fill out an application.
Q: What if I need a co-signer?
A: Your co-signer will also need to fill out an application.
Q: When is rent due?
A: Rent is due on the first (1st) of every month and late by the fifth (5th). After that time late fees will be applied and you will be responsible for paying these.
Q: What payments do you accept for rent and deposit payments?
A: We accept money orders and personal checks. Banks charge a fee for bad checks. Bad checks will be turned over to the prosecuting attorney for prosecution.
Q: Do I have to pay the whole deposit upon move in?
A: Typically yes, but you may ask your property manager to work with you.
Q: Do I need renters insurance?
A: No, it’s not required, but we do highly recommend getting coverage. In case of fire, flood, accident, theft or your belongings will not be covered under the owners insurance. Renters insurance typically costs $10-$30 per month.
Q: Do you accept Section Eight (8)?
A: We do, as long as the prospective property passes inspection and all the proper paperwork is turned in.

Q: Who do I contact if I have a maintenance problem?
A: We require written notice of maintenance requests, please come to the office or email your property manager.
Q: What are the steps to moving out?
A:
1) Tenant fills out a notice to vacate in writing or by email.
2) Notice must be given by the 10th of the month in order to end tenancy at end of month.
3) If notice is given after the 10th of the month tenant is obligated to pay next month’s rent, unless the property is rented.
